    10 Steps to a Smooth Home Sale

    Congratulations on securing a fully executed contract! This marks the first in a series of important steps toward closing. Please keep this guide handy and refer to it as needed. We’re always available to answer any questions.

    1. Maximizing Buyer Interest

    Offering to cover the buyer’s agent commission can make your home more attractive to a wider range of qualified buyers. This approach often helps reach those who may have limited funds available for upfront costs, increasing the likelihood of strong interest and competitive offers on your property.

    2. Buyer Financing Process

    Once the contract is signed, the buyer will submit the agreement and required financial documents to their lender to begin the financing process. This may happen immediately after the contract is executed or once the buyer has compared loan options and selected a lender. While there is flexibility in timing, the buyer must provide a formal loan commitment letter by the deadline stated in the contract.

    3. The Appraisal

    After the lender reviews the buyer’s financial documents, they will order an independent appraisal of the property. The appraiser will evaluate your home’s market value by comparing it to recent sales of similar properties in the area. This ensures the home is priced appropriately and supports the buyer’s loan approval.

    4. Appraisal Appointment

    The appraiser will contact The Nestwell Group directly to schedule access to your home, so you do not need to be present. It is helpful, however, to prepare your home as if it were being shown to potential buyers. Make sure it is clean, well-lit, and tidy to leave a positive impression during the visit.

    5. Appraisal Results

    The appraisal process usually takes up to ten business days to complete. Buyers may choose to share the appraised value, although they are not required to do so unless the appraisal comes in lower than the agreed-upon purchase price. If that happens, The Nestwell Group will guide you through your options and help determine the best path forward to keep the transaction on track.

    6. Loan Commitment

    After the appraisal is complete, the buyer’s lender will issue the formal loan commitment letter, typically within ten business days or up to two weeks. This confirms that the buyer’s financing has been approved and that the purchase is ready to move toward closing.

    7. Buyer’s Final Documentation

    Once the buyer’s loan is approved, their agent and lender will work together to finalize all necessary documents for closing. During this stage, the buyer will complete their lender’s requirements and provide any additional information requested by the title company or closing attorney. Your role as the seller will be minimal, and The Nestwell Group will ensure all documents are properly prepared and submitted on time.

    8. Clear to Close

    After the loan commitment letter is issued, the lender will begin the final review process to clear the buyer for closing. This step may involve updating financial documents or providing additional information to verify all conditions are met. Once cleared, the transaction moves to the final stage, scheduling the closing.

    9. Scheduling the Closing

    Once the lender confirms that the buyer is cleared to close, the closing attorney will coordinate and finalize the closing date. The Nestwell Group will stay in close contact with all parties to make sure the timing works smoothly. Be sure to share your preferred dates and times so we can help schedule what is most convenient for you.

    10. Final Walkthrough

    Before closing, the buyer will complete a final walkthrough of the home to confirm it is in the same condition as when the contract was signed. If any changes or issues arise before that time, please let The Nestwell Group know right away so we can address them promptly and ensure a smooth closing.
